Is Amberwood at Holland the Holland Plain condo? Sim Lian's two parcels side by side
If you searched for a Holland Plain condo this month, most of what came back was about Amberwood at Holland. That is not the project this site follows. Sim Lian holds two adjoining Government Land Sales parcels in the new Holland Plain precinct, and only one of them has a name, a unit count and a price. This article puts the two side by side so a Holland Plain buyer can tell which figure belongs to which site.
Short answer: Amberwood is the neighbouring parcel, not Holland Plain
Amberwood at Holland is the project Sim Lian is marketing on the Holland Link site, which URA awarded on 7 August 2025. Holland Plain, the parcel this site covers, is the second Sim Lian site, awarded on 12 May 2026. Both share a developer, a precinct and a District 10 address, which is exactly why the search results blur together. They do not share a name, a unit schedule or a price list.
Sim Lian's own Amberwood page describes 212 residences of three to five bedrooms. It does not print the parcel reference; the link to the Holland Link tender comes from EdgeProp's reporting, which also carries the 11 September preview. Prices quoted around the launch, from about S$2.568 million and S$2,921 psf, appear as media headlines reproduced on Sim Lian's page rather than as a developer price list, so treat them as reported figures for Amberwood only.

Two things stand out. Holland Plain is the smaller site by land area but carries the larger GFA, so its eventual unit count and mix cannot be read off Amberwood's 212 homes. And Sim Lian paid more per square metre of GFA for Holland Plain than for Holland Link. That is a land cost, not a launch price, and this site does not convert it into a psf estimate.
Why Amberwood's price is not a Holland Plain price
It is tempting to take Amberwood's reported entry price and pencil it in for the neighbouring plot. Resist that. The Holland Plain site has a different land cost, a different GFA, no announced storey height, no announced unit mix and no announced launch window. A developer can price two adjacent sites very differently depending on what it builds on each. Until Sim Lian issues a Holland Plain price list, the Holland Plain price page stays at TBA, and any number you see attached to Holland Plain elsewhere is either Amberwood's figure or someone's guess.
The same applies to layouts. Amberwood's three- to five-bedroom range describes Amberwood. Holland Plain's larger GFA could support a different mix; nobody outside Sim Lian knows yet. The floor plans page will carry the official layouts when they exist and nothing before that.
What this means if you are waiting for Holland Plain
Amberwood's launch is still useful context. It shows Sim Lian is actively building out the precinct and that the first Holland Plain project is now in the market, which gives you a live reference for how the developer presents a District 10 product. EdgeProp has reported that Sim Lian intends to bring its second Holland Plain project to market in the second quarter of 2027. That is a reported intention, not a dated preview, and it can move.
Practically, a buyer has three choices. If you need to buy now and Amberwood suits you, that is a separate decision on a separate project. If you specifically want the Holland Plain parcel, the honest position is that its name, unit count, sizes, price and preview date are all TBA, and you should register on the Holland Plain showflat page so you hear about a dated programme when Sim Lian issues one. If you are comparing the two, the table above is the comparison; everything else on the Holland Plain side is unknown.
How to check any document you are sent
- Look for the site name. Holland Link material is Amberwood; Holland Plain material should say Holland Plain or reference the 15,716.9 m² parcel.
- Check the award date and price. 7 August 2025 and S$368.4 million point to Amberwood's land; 12 May 2026 and S$454 million point to Holland Plain.
- Be wary of a third label. URA's schedule also lists a separate, larger Holland Plain site for a later tender; it is neither Amberwood nor this parcel.
- Treat any Holland Plain psf figure as unverified until it appears in a Sim Lian price list.
